Abilene Home Inspection: Plumbing Terms Explained
For buyers in Abilene, Tye, Potosi, Clyde and across the Big Country.
Request a plumberPlumbing notes appear in nearly every Big Country home inspection. Here are the terms you're most likely to see and what they mean. Your inspector saw the house and is the best guide to the report; a licensed plumber can explain costs and options.
Water heaters
TPR valve — The temperature and pressure relief valve on the tank. It should have a discharge pipe running down to near the floor or outside.
Sediment / rumbling — Mineral buildup from hard water at the bottom of the tank. See water heaters.
Past expected life — The tank is older than typical; plan for replacement.
Pipes
Galvanized supply — Older steel pipe that rusts inside, lowering pressure. See fixtures and remodels.
Cast iron drain — Heavy older drain pipe that can crack or corrode over time.
Under-slab plumbing — Lines beneath the slab; leaks there need special detection. See slab leak detection.
Outside and rural
Backflow preventer — A device on irrigation systems that stops water flowing back into the supply. It can crack in freezes.
Septic system — A private tank and drain field common outside city limits. See sewer and septic lines.
Gas connector — The flexible line to an appliance; older types should be replaced. See gas line repair.
How serious is it?
- Monitor: minor drips, older but working water heater.
- Fix soon: missing TPR discharge pipe, galvanized lines with low pressure, unprotected outdoor faucets.
- Before closing: active leaks, slab-leak signs, sewer backups, gas smells.
Older Abilene neighborhoods and rural homes on the edge of Taylor County can have very different plumbing, so ask your inspector which items need a licensed plumber.
